The Usual Inspection We Provide - A Residential Home Inspection
Most of the work we do is residential property / home inspections for prospective home
buyers who have made a tentative decision on a house to purchase and would like a
professional opinion of the building.
Angel-Lite Inspection Services provides an inspection report that clearly describes and
identifies the inspected systems, structures and components of a completed dwelling
and any visible major defects found to be in need of immediate major repair and any
recommendations for additional evaluation by appropriate persons.
The inspection is a visual analysis for the purposes of providing a professional opinion
of the building, any reasonably accessible installed components and the operation of
the building's systems, including the controls normally operated by the owner. A report
is required to cover the following components of a residential building:
- Heating system
- Cooling system
- Plumbing system
- Electrical system
- Structural components
- Foundation
- Roof covering
- Exterior and interior components
- Site aspects as they affect the building
The home inspection report is a written report that is issued after a home inspection and
that clearly describes and identifies the inspected systems, structures and components
of a completed dwelling and any visible major defects found to be in need of
immediate major repair and any recommendations for additional evaluation by
appropriate persons.
What will you receive from your inspection?
When you schedule an inspection with Angel-Lite, our inspectors will arrive on-time and
perform a top-notch, professional inspection of the property. Once the inspection has
been completed, the customer who specified the property report will be given a printed
copy of the inspectors findings in a comprehensive, narrative-based report. The report
will include a section indicating the inspectors observations in each area required and
may include photos documenting the observation.
Once the report has been completed, the inspector will also generate an electronic
version which will be posted to the Internet within 24 hours.

the Arizona Chapter of the
American Society of Home
Inspectors, with Arizona made
modifications and
amendments.

This is a sample of the full report which is usually given to the customer. It is the
property of the customer and may be forwarded or given to other parties only will
the express permission of the customer. It contains essential information as well as
every observation that our inspector made, together with any pictures or graphics
that may have been included to illustrate those observations. It is typically about 25
pages long, but could be longer or shorter depending on the size of the property
and the amount of observations and illustrations that the inspector elects to include.
As its name implies, the summary report is a shortened version of the full report, and
typically only includes those items that are in need of service, or which should be
further evaluated by a specialist. With permission from the customer, prepared for
real estate agents and other interested third parties. It is not suggested the
summary be used without examining the full report.
